Hungary Guest Investor Program
A 10-year Hungarian residence permit through a real estate investment fund contribution, with no minimum physical presence and favorable tax treatment for non-resident holders.
Hungary Guest Investor Program Overview
Hungary's Guest Investor Program was launched under Hungary's Immigration Act (the Act on the General Rules for the Entry and Residence of Third-Country Citizens), allowing entrepreneurs and investors from outside the EU to obtain long-term residency in exchange for a qualifying contribution to the Hungarian economy.
The programme offers two distinct investment pathways — a real estate investment fund contribution, or a substantially larger education-sector donation — and Indohill tracks the real estate fund route as the representative, lower-cost entry point.
Benefits of Hungary Guest Investor Program
- A 10-year residence permit, with the possibility of one renewal — among the longer initial validity periods Indohill tracks in Europe
- No minimum physical presence or stay requirement in Hungary to maintain the permit
- Holders are not automatically considered Hungarian tax residents if they spend fewer than 183 days in Hungary during any 12-month period
- Family members can apply within the same programme framework
Requirements
The main applicant must apply after arriving in Hungary (within the first 93 days of entry), secure a registered Hungarian address, and complete a qualifying contribution:
1. Real Estate Investment Fund Contribution (Indohill's tracked route)
A contribution of €250,000 to a local real estate investment fund, retained for the validity of the 10-year permit.
2. Higher-Education Donation (Alternative Route)
A charitable donation of €1,000,000 to a higher-education institution in Hungary — a substantially higher-cost alternative to the real estate fund route.
Procedure
Applicants must apply for the residence permit only after arriving in Hungary, within the first 93 days of entry, and must have secured a registered residential address (owned or rented) in the country before applying. Once the qualifying investment fund contribution or education donation is verified, the residence permit is issued for 10 years.
Fees & Costs
Beyond the €250,000 fund contribution itself, applicants pay Hungarian government processing fees, the cost of securing a registered Hungarian residential address, and separate legal and fund-selection advisory fees. Indohill discloses the full statutory and legal fee breakdown for this programme, and every other programme we track, in the Global Matrix Marketplace fee breakdown tool before you commit to a specific fund.
You Must Apply From Within Hungary
Unlike most residence-by-investment programmes, which can typically be applied for from abroad, the Guest Investor Program requires the applicant to be physically present in Hungary and to submit the application within 93 days of arrival. Indohill confirms this procedural requirement with every client before travel is booked.
Background & Legal Considerations
Hungary's Guest Investor Program operates under the Act on the General Rules for the Entry and Residence of Third-Country Citizens (Hungary's Immigration Act), which established the current regime allowing entrepreneurs and investors from third countries to obtain long-term residency through qualifying investment in the Hungarian economy.
