Bahrain Golden Residency
A 10-year renewable Gulf residence permit with full work rights, on one of the region's lowest qualifying real estate thresholds after a 2025 price cut.
Bahrain Golden Residency Permit Overview
Bahrain's Golden Residency programme, launched in 2022, grants qualifying investors and other eligible categories a 10-year renewable residence permit administered by the Nationality, Passports and Residence Affairs (NPRA), part of Bahrain's Ministry of Interior. Unlike a standard work or investor visa, Golden Residency carries no employer sponsorship requirement and includes the right to work.
In late 2025, Bahrain cut its qualifying real estate investment threshold by 35% — from BHD 200,000 to BHD 130,000 — a deliberate move to sharpen the programme's competitiveness against other Gulf residency-by-investment routes. Indohill flags this as a genuine, recent policy change, not a longstanding figure.
Benefits of Bahrain Golden Residency Permit
- A 10-year renewable residence permit, among the longest initial validity periods of any Gulf residency route Indohill tracks
- Full work rights included — Golden Residency holders may work or run a business in Bahrain without separate employer sponsorship
- No minimum stay requirement to maintain status — holders may rent out the qualifying property and live abroad without losing residency
- Family reunification rights for the investor's spouse and dependants
- The combined value of multiple properties may be used to meet the qualifying threshold, not only a single purchase
Requirements
The main applicant must purchase qualifying real estate within Bahrain's government-designated foreign-ownership zones, retained for the life of the residency:
1. Real Estate Investment
Purchase of qualifying real estate — a single property or the combined value of multiple properties — worth at least BHD 130,000 (approximately $345,000), located within zones designated for foreign ownership, retained for as long as Golden Residency status is to be maintained.
Procedure
The applicant completes the qualifying property purchase within a designated foreign-ownership zone, then submits a Golden Residency application to NPRA, together with proof of ownership and standard background documentation. On approval, NPRA issues the 10-year permit, renewable on payment of a standard administrative fee (BHD 300 every 10 years, following an initial BHD 5 application fee) provided the underlying property is still held.
Fees & Costs
Beyond the BHD 130,000 property investment itself, applicants pay NPRA's standard application and renewal fees, plus separate legal and property due-diligence advisory fees. Indohill discloses the full statutory and legal fee breakdown for this programme, and every other programme we track, in the Global Matrix Marketplace fee breakdown tool before you commit to a specific property.
The Threshold Was Cut 35% in Late 2025
Bahrain reduced its Golden Residency real estate threshold from BHD 200,000 to BHD 130,000 in late 2025 to strengthen its position against other Gulf programmes. Indohill tracks the current, reduced figure and confirms it remains in effect before any client engagement — a reminder that Gulf residency thresholds move, sometimes down as well as up.
Background & Legal Considerations
Bahrain's Golden Residency programme is administered by the Nationality, Passports and Residence Affairs (NPRA) under the Ministry of Interior, which sets and periodically revises the qualifying investment thresholds and administrative fees for the permit, including the 2025 reduction to BHD 130,000 for the real estate route.
