Thailand Long-Term Resident Visa
A 10-year renewable Thai visa for wealthy global citizens, on a qualifying investment in Thai government bonds, real estate, or a Thai company, alongside a net-worth test.
Thailand Long-Term Resident Visa Overview
Thailand's Long-Term Resident (LTR) visa was launched in September 2022 and is administered by the Board of Investment, designed to attract high-potential foreign nationals across four categories: Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals, and Highly Skilled Professionals. Indohill tracks the Wealthy Global Citizens category as the representative investment-based tier.
A separate, lower-cost condominium-only route also exists — a freehold unit valued at 3,000,000+ baht (approximately $85,000), in a project registered under the Condominium Act, where foreigners may own units outright up to 49% of a building's total floor area — but this is a distinct LTR sub-category from the investment-based Wealthy Global Citizens tier.
Benefits of Thailand Long-Term Resident Visa
- A 10-year renewable permission to stay in Thailand, among the longest visa validities Indohill tracks in Asia
- Significant lifestyle and tax benefits associated with LTR status
- Multiple qualifying investment types (government bonds, real estate, or direct company investment) under the Wealthy Global Citizens tier
- A lower-cost condominium-only route (from ~$85,000) exists as an alternative LTR sub-category for those who prefer a simple property purchase
Requirements
The main applicant demonstrates a minimum net worth and completes a qualifying Thai investment, alongside health-coverage requirements:
1. Wealthy Global Citizens Investment
A minimum net worth of $1,000,000, with at least $500,000 invested in qualifying Thai assets — government bonds, real estate, or direct investment in a Thai company.
Procedure
The applicant demonstrates the required net worth and completes the qualifying $500,000 Thai investment, alongside evidence of adequate health coverage (at least $50,000 in Thai medical expense coverage with 10+ months remaining, equivalent social security benefits, or a $100,000 bank deposit retained for 12 months). The application is processed by Thailand's Board of Investment, with a processing fee of 50,000 Baht (approximately $1,500) per person for the 10-year, multiple-entry visa.
Fees & Costs
Beyond the $500,000 qualifying investment, applicants pay the 50,000 Baht (~$1,500) LTR processing fee per person, plus separate legal and investment-structuring advisory fees. Indohill discloses the full statutory and legal fee breakdown for this programme, and every other programme we track, in the Global Matrix Marketplace fee breakdown tool before you commit to a specific investment.
Health Coverage Is a Real, Separate Requirement
Beyond the investment and net-worth tests, applicants must separately demonstrate adequate health coverage — either a qualifying insurance policy, equivalent social security benefits, or a $100,000 bank deposit retained for 12 months. Indohill confirms this requirement is met before any client's application is submitted, since it is a genuine, independent condition.
