The Bahamas Economic Permanent Residency
Indefinite Bahamian residence rights through real estate or government bonds, with zero income, capital gains, or inheritance tax, and a path to citizenship after 10 years.
The Bahamas Economic Permanent Residency Overview
The Bahamas grants indefinite residence rights to qualifying investors through its Economic Permanent Residency (EPR) category, introduced through the Immigration (Amendment) Act, 2021. Effective 1 January 2025, the government raised the minimum qualifying investment from BSD 750,000 to BSD 1,000,000 (the Bahamian dollar trades at par with the US dollar).
Unlike the Caribbean's CBI citizenship programmes, EPR grants residence, not immediate citizenship — though it opens a genuine path to citizenship after a defined holding period.
Benefits of The Bahamas Economic Permanent Residency
- Indefinite right to reside in the Bahamas for the investor and family
- Zero personal income tax, zero capital gains tax, and zero inheritance tax
- A defined path to citizenship after 10 years
- A fast-track option exists for a higher real estate investment, for applicants seeking expedited processing
Requirements
The main applicant completes a qualifying real estate purchase (or build) or a Central Bank bond investment, retained for a defined minimum period:
1. Standard Real Estate or Bond Investment
A minimum of $1,000,000 (BSD 1,000,000) in residential real estate (purchase or build) or in Bahamas Central Bank zero-coupon bonds, retained for a minimum of 10 years from the date of EPR approval.
2. Fast-Track Real Estate Option
Purchase of property valued at least $1,500,000, qualifying for expedited processing under the fast-track option.
Procedure
The applicant completes the qualifying real estate purchase, build, or bond investment, then submits an EPR application with supporting documentation to the relevant Bahamian immigration authority. Certificate holders must file a declaration every 10 years confirming no material change in circumstances, alongside continued retention of the qualifying investment.
Fees & Costs
Beyond the $1,000,000 property or bond investment itself, applicants pay Bahamian government processing fees per applicant and dependant, plus separate legal and property or bond due-diligence advisory fees. The Threshold Rose 33% on 1 January 2025
The Bahamian government raised the minimum EPR investment from BSD 750,000 to BSD 1,000,000 effective 1 January 2025 — a real, recent increase, not a longstanding figure. Indohill confirms the current threshold before every client engagement given how recently this changed.
Background & Legal Considerations
The Bahamas Economic Permanent Residency programme was introduced through the Immigration (Amendment) Act, 2021, and significantly updated with the increased BSD 1,000,000 threshold effective 1 January 2025.
